Heartland Applied Intelligence

The new employee, working a development office.

A tryout on the draw package, the quarterly letter, and the diligence binder.

Have a principal call me

A principal calls you back the same business day. After hours, you're the first call at 8 a.m.

The work it takes off your office

  • It reads leases and rent rolls and reconciles them to the ERP, so abstracts are current the week a deal closes, not the month after.
  • It reviews draw packages against the budget and lien waivers, so nothing gets funded with a waiver missing.
  • It builds the investor update from live ownership and property data, so quarterly letters go out on time without a fire drill.
  • It compiles diligence binders from the data room and flags gaps, so acquisitions stop waiting on the analyst.
  • It tracks entitlements, permits, and municipal deadlines, so a lapsed filing never becomes a schedule problem.

...and a dozen jobs like them.

Quarter close and the next acquisition

The quarter closes and the letter to LPs is written the same way it was last quarter: your analyst pulls property data by hand, reconciles to the ERP, and writes the same six paragraphs with different numbers. It takes two weeks. The letter is fine. The two weeks are the point.

In the same two weeks, a new deal came in the door. The diligence binder isn't touched until the letter is out. That's not a staffing problem you can hire your way out of. It's the shape of the work.

Your systems

We work inside Yardi, MRI, Juniper Square, RealPage, or whatever you run. We do not work around your contract, and we do not ask you to switch platforms to get value.

How we prove it

Discovery.Fixed fee, credited to the pilot. We rank the office work by hours saved, from lease abstraction to the LP letter. You get the ranked list either way.
Pilot. We grade against draws your firm already funded and letters your team already sent. It can look. It can't touch. Nothing writes to your systems until you've watched it be right on deals you already closed.
Scale.More of the list, and a weekly report to the principals. You decide when it gets more rope. It earns it the same way a hire does.

Office work only. No construction management, no property operations. If the problem is on the site or at the property, we'll point you to someone who does that work.

Who shows up

You already keep an outside attorney and a CPA. We're that, for AI. Our principals run every engagement personally, and sponsors get a principal's cell. We're in our first pilots. You can talk to every owner running one. If a pilot isn't worth your firm's time, we'll say so.

Your data stays in your systems. It never becomes anyone's training data. An employee under NDA.
